Pools/Portfolios
must be submitted in an up to date spreadsheet via e-mail, Excel format,
to info@nationalcapitalcorp.com.
An indication of seller expectations re: price must be included. This
will save you and us a lot of time.
Yields
and Max ITV (Investment to Value): Every deal is different. We do
not publish a Matrix or Yield Guideline as we have the ability to message
and bend somewhat in our attempt to close the deal. Generally, yields
and ITV will be as follows, subject to all due diligence:
Single family
residential, owner occupied, "A" credit, 20% equity, strong
pay history, 10.5%-11.5% range. Maximum ITV will be approximately 70%-75%.
Commercial, owner occupied, "A" credit, 20% equity, strong
pay history, 14%-15% range. Maximum ITV will be approximately 60%-65%
Rental/Investment
Properties: Generally an additional 1%-2% will be added to yield
with a 10%-15% reduction to ITV, again subject to all due diligence.
Please... do
not submit anything other than the note and the worksheet until we request
additional documentation.
Purchase Options:
Remember...selling the entire note is not the only option. Matter
of fact it's the worst way to go. The further into the future we have
to wait for the return on our investment, the less valuable those future
payments will be and the greater the discount (This is true for every
investor). Let the professionals at NCC show you the different ways
you can pull capital out of the note you're holding without "giving
away the farm". Receive in excess of the present balance by taking
some now, and retaining income in the future.
WHY GIVE AWAY
CASH IN THE FUTURE IF YOU TRULY DO NOT NEED IT NOW?
A full 80% of our clients go with either a partial purchase or a split
payment purchase. In this fashion you can receive exactly the amount
of cash you need right now and retain future income. Additionally, those
future payments can always be liquidated later, should your financial
situation ever change
SECOND POSITION
SFR LOANS
We also consider second position single family residential loans that meet
the following criteria:
- 20% down
payment
- 6 month seasoning
preferred.
- Purchase money
loans only
- Personally g'teed
- Owner occupied
and good credit
- Max # of payments
= 60
- Ratios between
1sts and 2nds should not exceed one half. (The senior lien cannot
exceed 50% of the junior lien).
- Max CLTV of 70%...the
combined LTV (combination of the senior lien and the second in question)
should not exceed 70% of the value of the property.
Yields will depend
on the combination of the above factors. Submit a standard real estate
worksheet and a quote will be provided based on all aspects.
